Buffalo Highlands

From 2018 through 2023, Hall Irwin worked with Meritage Homes to complete this residential development near 96th Ave and Buckley Rd. In addition to several off-site improvements, the subdivision entailed 6 different filings with 650 lots in preparation for 2 different home builders. We also built several additional retainage ponds to prevent runoff from impacting the nearby Second Hand Creek.

For one filing, our team moved over 815,000 CY of dirt in just 45 days to facilitate the preparation of model home lots six months ahead of schedule at the owner's request. This soil contained lignite--an expansive, combustible sedimentary rock common along the Front Range. To mitigate the expansive soils, our team over-excavated down to bedrock, applied water, mixed and redispersed the soil for thorough water absorption, then fully compacted it to create solid ground on which to build future homes. To remove the lignite, we sorted through all the material and replaced contaminated material with structural fill dirt.
